Job Title : Manager, Manufacturing Facilities

Job Summary

Responsible for managing all aspects of facilities management at a designated Assurant Group location including but not limited to building maintenance, mechanical systems, electrical and life/safety systems, and implementation of the safety program.  Provide oversight, job assignments and coaching to a team of facility technicians to help maintain the buildings and grounds in a manner that supports the business, protects employees and visitors as well as extends the life of the critical assets.  Assist in space planning and helping to ensure usage of space is appropriate and optimal for the business segment assigned.  Provide needed support for ESG programs including completing required reports regarding status of the location towards company goals. 

** This role is required to be onsite at our Irving, TX facility and is not a remote opportunity ***

Job Responsibilities

  • In consultation with superior and subordinate supervisory personnel as appropriate, develops short- and long- term goals and plans for area(s) of responsibility.
  • Develops, secures approval of, and administers an operating budget for attainment of agreed upon goals in accordance with approved plans. Develop and maintain a multi-year capital plan. Execute capital plans as driven by plan and business needs.
  • Formulates policy for area(s) of responsibility and secures appropriate approvals.  Develops and administers procedures necessary to implement approved policy and provides the overall direction necessary to ensure the delivery of efficient and effective area services.
  • Hires, develops, evaluates, and (when necessary) disciplines and discharges subordinates’ personnel or makes authoritative recommendations in such matters.  Develops function-specific orientation and training programs for area personnel.  Establishes standards for effective job performance and evaluates subordinates according to such standards.  Delegates these responsibilities to supervisory personnel as appropriate.
  • Responsible for the development and maintenance of an effective organization for area(s) of responsibility, including a) efficient workflow patterns; b) established performance standards; c) effective delineation of duties and responsibilities; d) suitable staffing levels; e) appropriate supervision; and f) systems for timely communication of pertinent information. G) Develop, utilize, and maintain facilities work order system (CMMS).
  • Responsible for the provision of services in the area(s) of building maintenance, furniture and equipment; implementation of space usage plans; security services; oversee all electrical and mechanical systems and work; provision and coordination of vendor provided services
  • Responsible for the development, implementation, documentation, and monitoring of an ongoing quality assurance program for area(s) of responsibility.  Ensures compliance with regulatory agency guidelines and standards.
  • Assist in the space planning, manage/oversee cubicle redesign and rebuild, all electrical and/or mechanical changes or additions made in Assurant Group’s physical plants.  Oversee new construction projects and supervise contractors.  Manage all building services including, but not limited to: cleaning, painting, asset inventory.  Review all charges for vendor provided services including utility bills for water, sewer and energy management projects.
  • Oversee and manage all life/safety systems and related services provided by staff and outside contractors as needed.  Develop procedures, policies and processes.  Review reports, make recommendations to Executive Management as appropriate.  Recruit Fire Marshals and Deputies for all floors in all building.  Schedule and conduct drill and/or tests of systems.  Make recommendations or changes as needed/appropriate.
  • Participates on committees and in programs for safety, fire prevention, disaster recovery and so forth.  Ensures the development of specific plans for inclusion in these programs.
  • Serves as liaison with other organizational components; establishes and maintains the working rapport necessary to develop cooperation and effectively integrate area services into the company’s overall business fulfillment system.
  • Receives and investigates all complaints concerning his or her area(s) of responsibility and its personnel; determines veracity of such and (as necessary) takes corrective or disciplinary action and/or prepares reply.
  • Remains abreast of developments in the field(s) by pursuing a program of self-development, participating in professional organizations, interacting with peers, reviewing pertinent literature, and so forth.  Incorporates advancements when practicable and cost effective.
  • Directs the preparation of records as well as recurring and special reports and analyses for area(s) of responsibility ensuring that they are complete, accurate and prepared on time.  Reviews and interprets these in order to ascertain the extent to which goals are being attained. Take corrective action as necessary.

Basic Qualifications

  • Bachelor’s degree or equivalent work experience.
  • Three to five years of progressively more responsible experience in the area of facility management
  • Knowledge: Human resource policies and procedures; area-specific policies and procedures; facility planning and usage, space planning, security and safety requirements, local rules and regulations, specific environmental or regulatory covenants associated with land usage and/or facilities operations; on-grid and off-grid power usage; energy savings and management; and electrical and engineering systems; bidding; purchasing; negotiating and contracting.
  • Demands:  Normal office environment, office park & grounds, Mechanical Penthouse, Chiller Room and UPS Room.  Must be able to multi-task, in a fast-paced changing environment.  For example: Frequent interruptions, working under deadlines, creative thinking, working on multiple projects simultaneously, making decisions based on incomplete information or emergency situations, manage conflicting wants/needs between various company departments, coordinating and scheduling of staff for work on multiple projects occasionally across multiple locations.
  • Equipment Used:  Equipment used in the job includes but not limited to Personal computer, Microsoft Office suite products such as excel, word, MS Project, Workday, building management system reports, alarm reports, calculator, handheld radio, telephone and cellular telephone
  • Vendor management – Manage / provide oversight to vendors performing facility management task to ensure safety and quality of execution within the approved budget

Pay Range:

$72,900.00 - $121,900.00

Any posted pay range considers a wide range of compensation factors, including candidate background, experience and work location, while also allowing for salary growth within the position.
